New to the UK? Navigating the rental market will prove to be an effective point of initiation to local culture. A frustrating experience to many, it is going to be even more challenging with the Renters’ Rights Bill, which restricts the “pay 6-12 months upfront” solution that new arrivals count on for they have no UK credit history or landlord reference.
The good news is: strong applicants can still secure excellent properties. The key is preparation and presentation.
Prepare a clear and professional application pack
When landlords cannot rely on advance rent, they look for reassurance in other ways. Before calling up for a viewing, make sure you have documents about your visa status, employment status, letter from employer confirming salary and position, recent (overseas) bank statements and other evidence of financial solvency.
Even without UK credit history, showing stable employment and healthy savings gives landlords confidence. We often help clients organise this neatly so everything is ready before the search.
Include a short personal introduction
A brief, well-written introduction can make a big difference. Landlords appreciate knowing who will be living in their property - a short background about you and your family, why you are moving to the UK, why you like the property. Landlords are primarily concerned about reliability and continuity. If you are relocating for a job, moving with family or planning to stay for several years, position yourself as a stable and responsible tenant. This is often more persuasive than offering extra money (not that it will be allowed anymore).
